Representative projects and clients include the following:
The Hub. Redeveloped the former Sunshine Inn site at 578 N. Church St. in Spartanburg. The Hub features 16,700 SF of new commercial space and is home to the Wofford Bookstore, Moe's Original BBQ, Sully's Steamers, Knowledge Perk Coffee, Two Scoops Creamery and Hub Taproom. A groundbreaking ceremony was held on November 10th, 2021. Businesses opened at The Hub in the fall of 2022.
Westone. Redeveloped the 17,500 SF former Battery & Electric Company site at 109 W. Stone Ave. in Greenville with Pete Brett. The Westone Development project adaptively re-used the existing historic buildings, which were the first commercial properties built on West Stone Avenue in the 1920s, and features a mix of restaurant, retail and office uses including Liability Brewing Company, Community Canteen, Moe's Original Bar B Que, Franny's Farmacy, V's Barbershop, and Rudy's House of Spirits. Construction began in the summer of 2017 and businesses opened at Westone in June 2018. Westone received the 2018 Commercial Revitalization Award from the Greater Greenville Association of Realtors.
Developer representation. Worked with Carolina Holdings, Inc. to place 18 acres under contract and re-zone the property for a commercial and retail project in the Five Forks area of Greenville County. Village Market East is a Lowes Foods anchored shopping center. Worked with an investment group to help plan and redevelop their 26,000 SF commercial building in Hendersonville, NC. Consulted with a developer who was pursuing a public-private partnership for an infill, mixed-income apartment project. Represented a developer in its successful application for a 20-year special tax assessment for a to-be-redeveloped historic property.
Leasing. Represented a law firm that successfully re-negotiated its existing 21,000 SF office lease and has subsequently expanded its footprint to over 30,000 SF in downtown Greenville, SC.
Bull Street redevelopment. Worked with Hughes Development Corporation to i) re-zone the 181 acre former state mental health campus in downtown Columbia, SC to a Planned Unit Development that permits 3,558 residential units and 3.3 million square feet of commercial space and ii) draft, negotiate and finalize a development agreement with the City which provides up to $31.25 million in public infrastructure improvements and two, 800-space parking garages for the project. Represented master developer in negotiations with certain prospects for the first phase of the Bull Street project.
Market research. Conducted a market study and site selection report for an investment group that was evaluating the prospective purchase and expansion of a distillery. Created a feasibility study for a developer who was exploring an apartment development opportunity in Unity Park.
Sales. Represented a developer that sold 3-acres to a medical office user. Brokered four parcels totaling 13-acres for a commercial client.
Expert reports. Drafted an expert report and provided deposition testimony for a law firm client that was representing a municipality in an alleged takings case.
Landowner representationa. Represented i) a landowner that was having property taken by eminent domain in Greenville County and ii) property owners in Columbia that worked with SC DNR and FEMA to update the flood map along the Congaree River.
ABOUT
Michael FletcherOwner
Michael is a licensed attorney and real estate broker in South Carolina. A Greenville native, Michael graduated from Duke University and has a law degree and MBA from the University of South Carolina. He was a captain of the baseball team at Duke and a member of the Law Review at USC. Michael played one summer of professional baseball in the Frontier League and then spent three years as a property manager with Hughes Real Estate. He worked eight years as a broker and project manager with Hughes Development Corporation prior to starting Fletcher Development in 2012. While working with Hughes Development Corporation, Michael assisted in the development and leasing of the NEXT building and the leasing of retail space at RiverPlace, and he served as a project manager for Columbia Venture (owners of the former 4,400 acre "Green Diamond" property) and the Bull Street campus redevelopment in Columbia, SC.
Michael is involved with the Rotary Club and Christ Church Episcopal, and he serves on the boards of Community First Bank and the Greenville Country Club. Michael and his wife, Elizabeth, have two daughters, ages 15 and 14, and two dogs. He enjoys golf and spending time with friends and family.
